Per-buyer demand letter drafted from your evidence file, citing federal and state statutes (TCPA, TX DTPA § 17.46, others as applicable). You sign as yourself. We mail USPS Certified.

Counsel-Ready Evidence Package

Every certified mailing, return receipt, buyer reply, and reported event — assembled, timestamped, and exported as a PDF + structured file. Hand it to any Texas-licensed attorney you choose, if you choose.

Common questions

Two things: a document vault where you can upload and organize your mineral records (leases, division orders, royalty stubs, deeds, heirship documents, operator correspondence, harassment letters), and a listing on the Do Not Solicit registry. Each month we mail a consolidated certified letter to known mineral buyers that includes every registered owner's name. There is no charge for either of these.
Each month, one consolidated USPS Certified letter is mailed to every known mineral buyer in Texas. The letter contains the current Do Not Solicit roster (the names of all registered owners) and a reference to Texas Business & Commerce Code § 17.46. USPS return receipts are logged. Buyers can acknowledge compliance through a unique reply address printed on the letter, which adds them to the public buyer compliance directory.
Active services. Weekly monitoring of public records for new leases, deeds, lawsuits, probate filings, and other activity affecting your interests. A demand-letter generator that drafts per-buyer letters from your evidence file, citing federal and state statutes. Identity protection that removes your phone and address from people-search sites that buyers use to find owners. The free tier holds your records; the paid tier acts on them.
On the paid plan, you can request a per-buyer demand letter. We draft it from your evidence file with citations to the relevant statutes for your state, the state where your minerals are, and the state where the buyer operates. You sign as yourself. We mail USPS Certified. If a buyer continues contact after that documented notice, every interaction is timestamped and added to a Counsel-Ready Evidence Package you can hand to a Texas-licensed attorney of your choice.
No. Mineral.Locker is software and mail infrastructure operated by Our Landmen LLC. We do not provide legal advice. We provide document automation, evidence storage, and certified mail. The customer signs every demand letter as themselves. If you decide to engage an attorney to file a claim, we can refer you to vetted Texas-licensed counsel; you would hire and pay them directly.
That's your decision. If you opt in to receiving offers, your information is handled through a separate sister DBA (Heir Land), under explicit consent. Mineral.Locker itself does not sell owner information to buyers. The trust firewall between owner-side and buyer-side products is intentional and non-negotiable.
Home Title Lock monitors residential title and notifies you of changes. Mineral.Locker is built for mineral records (which differ from residential title in scope and frequency), and the free tier includes record storage in addition to notifications. The paid tier also includes outbound suppression mail to known buyers and demand-letter generation — neither of which Home Title Lock offers.
Texas first. Expansion to Oklahoma, Louisiana, New Mexico, and North Dakota requires a per-state legal review of the demand-letter templates and is on the roadmap. Register on the free tier and indicate your state on the form; we will notify you when coverage extends.
